Due to contractor delays and weather, final landscaping activities will take a pause for the winter season and resume in the spring. We will also take a pause on our regular updates until landscaping finalization activities resume this spring, at which time we will provide key updates as needed.

November 2022 Construction Update

Landscaping & The Pergola

We hoped to have landscaping complete this fall. For several reasons (contractor delays, weather) activities will take a pause for the winter season and resume in the spring. Items still to be completed include:

• Planting remaining trees and shrubs to bring the total up to what was approved on our Development Permit (DP).
• Replacing dead trees and shrubs. This will be an annual activity until they fully root.
• Cleaning up along the south property line including replacing mulch and hydroseed.
• Cleaning up along the west property line.
• Re-hydroseeding any areas where that is necessary.
• Building a pergola as a decorative architectural feature on the west side of the building.

In compliance with technical requirements of the Rocky View County (RVC) DP condition that no potable water be used for irrigation purposes, our Geo-Tech engineer and Architect developed a low maintenance landscaping design known as Xeriscaping, which is a beautiful Alberta natural grassland that relies on rainwater for irrigation, and the grass is uncut. Xeriscaping was approved as part of our DP. The Geo-Tech engineer also specified no irrigation on the west slope to ensure slope stability. This style of landscaping is being increasingly adopted in RVC and in Calgary (e.g. Nose Hill Park, YMCA at Rocky Ridge, Tuscany, Arbour Lake).

The Landscape Plan also includes 185 trees and 519 shrubs, some of which remain to be planted.

Weed Control

We, along with our neighbours, recognize that the weeds should be controlled. For context, the standard practice is that hydroseeded grass and weeds grow together; initially weeds protect and shade the grass seedlings so they can grow, and after about one season of growth the grass overtakes the weeds. Where the hydroseeding was successfully completed in 2021 we are seeing the grass overtake the weeds in 2022. That cycle will repeat for any areas that are re-hydroseeded.

We will be hiring a weed control contractor next season to keep the weeds under control until the grass has overtaken the weeds.

Regional Pathway

The regional pathway is closed until further notice. We apologize for any inconvenience. We are working with RVC to open the pathway at a future unknown date when the pathway is complete.

We have hired a contractor to maintain the pathway, including snow clearing during the winter.

We recently met with representatives from the Watermark and Villa communities as well as Rocky View County; some suggestions came forward during those meetings, largely for the landscaping. We are reviewing those suggestions and working with the County and nearby neighbours on some remaining avenues of inquiry. Once these discussions are finalized, we will post a more detailed overview of discussions, questions and answers that emerged during these last stages of project finalization.

Landscaping

Landscaping will be complete by the end of September 2022. At the time of this update (early Aug 2022), much of the landscaping is either complete or being actively advanced:

• Grass seeding at the bottom of the west slope, next to the concrete swale.
• Balance of grass seeding, mulch, shrubs and trees along the south boundary next to the Villas.
• Completing the grassy swale next to the south boundary with the Villas.
• Grass seeding and trees along the east boundary next to 12 Mile Coulee Rd.
• Balance of grass seeding and trees along the north boundary next to Damkar Court.
• Cleaning up along property lines we share with the residents of the Villas to our south and the residents at the bottom of the west slope.

What can you expect the final landscape to look like? With environmental sustainability and erosion control as driving values, the geotechnical engineer and the architect developed a zero or low maintenance landscaping design. It is known as Xeriscaping which is a natural grassland that is not irrigated or cut and will eventually lay down. The landscape plan also includes 182 trees and 519 shrubs.

Storm Water Management

Controlling water run off and eliminating adverse impacts is our topmost priority.

The site is handling rainfall as designed.

• Water that lands on the roof or the parking lot flows into the catch basins on church property and then into the Watermark stormwater system.
• Water that lands on the grassy areas including the grassy slope is partially absorbed and the balance runs down the slope to the cement swale.
• The grassy swale next to the Villas directs water to the concrete swale at the bottom of the slope.
• Water collected in the concrete swale flows into catch basins within the swale and then into the Watermark stormwater system.
• The holding pond and catch basin are below Damkar Court and the pathway. We have been monitoring the rainfall and have noted that the rainwater has been managed according to the design. The holding pond is designed to hold rainwater like a bathtub and control the release of that water into the Watermark stormwater system.

We are upgrading the grassy swale next to the Villas. The grassy swale and the bottom of the southwest corner will be constructed to act as one continuous rainwater drainage system, like a riverbed. We will be installing Geo-Tech fabric along with rocks 3-4 inches in diameter to secure the fabric in place. This will provide additional support to the soil on the slope, prevent erosion in the swale and allow water to run freely.

Regional Pathway

The regional pathway is closed until further notice. We apologize for any inconvenience. We are working with Rocky View County to open the pathway at a future unknown date when the pathway is complete.

Other Construction & Project Completion

We are installing a fence around the air conditioning unit on the east side of the building, and a pergola on the west side.

We expect Bearspaw Campus to be fully complete by the end of the summer or early fall, and we are excited that we are so near the end of our construction journey.

Thank you for your patience over the winter months while the landscaping was on hold. We are excited that it has resumed, and we expect to complete it by the end of the summer or early fall. You will see trees, grass and other elements that will integrate the site more aesthetically into the landscape.

Remaining Landscaping includes:

• Grass seeding at the bottom of the west slope, next to the concrete swale.
• Balance of grass seeding, mulch, shrubs and trees along the south boundary next to the Villas.
• Grass seeding and trees along the east boundary next to 12 Mile Coulee Rd.
• Balance of grass seeding and trees along the north boundary next to Damkar Court.

The grass and other landscaping are a major component of the entire water management system. The grass needs to be mature for it to be fully efficient in achieving its designed water management purpose.

Therefore, while we are waiting for the grass to mature, other water management devices such as sandbags, landscaping bio-degradable matting/socks and silt fencing are being used in various areas of the property. When it is determined that the landscaping is performing water management efficiently, we will start removing water management devices over time.

We have been settling into the building since mid-September and are getting accustomed to our new space. Thank you for your patience as we settle in. The management of onsite concerns has transitioned to our operations team allowing for more efficient response to your concerns. We are excited that we have been able to resume landscaping and expect that it will take three or four months to complete. New Year’s Greeting From Pastor Mike

Dear Neighbour,

Happy New Years to you, our neighbours in Bearspaw and NW Calgary! We pray that 2022 will be a year filled with hope, joy and good health.

We look forward to connecting with you as neighbours and friends. We’ve had many of you join us already, and it’s been wonderful getting to know you!

As we transition out of the construction phase of this campus, we will be doing fewer regular updates on this page. We made some significant progress on our landscaping this past Fall, but we’re not completely done yet. We do have some minor interior and exterior construction remaining (see below) and we had to defer some of the final landscaping elements to the spring at which point we will provide another update!

December 2021 Construction Update

Christmas is our favourite time of year and we are loving getting to know our new neighbours during the holiday season. We hope you will join us for our Christmas celebration on December 24 or any Sunday at 9AM!  

Due to COVID restrictions our capacity is limited, so we ask that you please pre-register at www.cschurch.ca/campuses. Our services are also streamed from our Central Campus and available to watch online at www.cschurch.ca/live and www.youtube.com/mycschurch. 

Onsite Maintenance

We have been settling into the building since mid September and are getting accustomed to our new space. Thank you for your patience as we settle in. The management of onsite concerns has transitioned to our operations team allowing for more efficient response to any of your concerns. Lighting

We have received queries about the nighttime lighting for the interior and exterior of the building. 

We have been working with our staff, contractors, and volunteers to make sure the interior lights are off before everyone goes home in the evenings. Unfortunately, we can’t guarantee they will always remember to do that. Behavioural changes take time, and we are committed to employing every reasonable solution (signage, training, reminders etc.) to encourage these behaviours. We appreciate your patience.

There are some interior lights that will always be on for security and safety reasons, such as the emergency / night light system; so even if all the operational interior lights are off, there will always be a certain amount of light inside the building. 

Window blinds have been installed on the main and lower levels. Just like the operational lights, these are operated manually, and we can’t guarantee that our staff, contractors, and volunteers will always remember to put them down before they leave for the day. In addition, it may not be necessary to do so, particularly if the interior lights are off. 

Exterior lights are needed for the safety and security of all who use the facility, and to discourage inappropriate activity in the parking lot and around the building at night. There are low intensity lights mounted on the exterior of the building that are on a dusk to dawn sensor and will be on all night. We have been working to see if the parking lot lights can be put on a reduced on-time schedule to reduce the impact to our neighbours. The underground wiring creates limits as to what can be done to individually control the parking lot lights. Even with schedule modifications, there will always be some parking lot lights that are on all night for neighbourhood security reasons. 

Our desire is to be a good neighbour, and as such we are not yet complete studying and testing what further things are possible to mitigate the effects of this required lighting.

Landscaping 

We are pleased that good progress was made on the landscaping in the past few weeks. The final landscaping wall on the west slope is complete, the regional pathway has been paved and sodded or seeded, the west slope has been graded and seeded, and topsoil and sod or seed has been applied in several other areas. 

Unfortunately, some of the landscaping is deferred to next spring. We know you want this completed, and so do we! The process has been frustratingly slow, and we are very sorry it has taken this long. When it’s complete you will see trees, grass and other elements that will integrate the site more aesthetically into the landscape. 

Remaining Landscaping includes:

• Grass seeding at the bottom of the west slope, next to the concrete swale. 
• Balance of grass seeding, mulch, shrubs and trees along the south boundary next to the Villas. 
• Grass seeding and trees along the east boundary next to 12 Mile Coulee Rd.

Other Construction

The interior is complete except for a few items not critical for the operation of the building; these items will be completed over the next months. We are still working on some exterior elements such as the fence which will surround the heating and air conditioning units. 

We are working on cleaning up the site including moving or removing some of the unsightly construction materials.

November 2021 Construction Update

We invite you to join us for services! Discover more about who we are, what we’re about and opportunities to get connected. We gather for services on Sundays at 9AM and 11AM. In adherence with provincial COVID restrictions, our capacity is limited. Please pre-register at www.cschurch.ca/campuses. 

Onsite Maintenance

We have been settling into the building since mid September and are getting accustomed to our new space. Thank you for your patience as we respond to lingering issues! With the exception of areas where construction is still ongoing, onsite maintenance has transitioned to our operations team and that has enabled us to become more efficient in our management of regular maintenance. We have hired a landscape contractor to provide regular weed control etc. 

We are a volunteer run organization. Staff, volunteers, and contractors (such as cleaning staff) regularly access the building in the evenings. We are adjusting operations in the building with our neighbours, staff, volunteers and contractors in mind. For example, window blinds have been installed in parts of the building, and additional blinds will be installed later when they are received. Outside lighting in the parking lot is important for the safety and security of all who access the building, and we are continually evaluating what additional adjustments to lighting might be necessary. 

Landscaping 

The landscaping is progressing but is taking longer than hoped. If the weather holds, there is still a possibility the landscaping could be complete this fall. If not, some will be deferred to next spring. We know you want this completed, and so do we! The process has been frustratingly slow, and we are very sorry it has taken this long. When complete you will see trees, grass and other landscaping elements. 

Landscaping includes:

• The regional pathway down the west slope from Damkar Court. We saw some good progress in late October. 
• The final landscaping wall on the west slope is now complete and will be followed by additional grass and trees.
• Grass planting at the bottom of the west slope, next to the concrete swale. 
• Grading, grass, and trees along the south boundary next to the Villas.
• Grading, grass and trees along the east boundary next to 12 Mile Coulee Rd. 
• Grading, grass and trees along the north boundary next to Damkar Court. 

Other Construction

The interior is complete except for a few items not critical for the operation of the building; these items will be completed over the next months. We are still working on some exterior elements such as the fence which will surround the heating and air conditioning units, and we have installed security gates at the entrances to the parking lot.

September 2021 Construction Update

Occupancy
We have received our occupancy permit and have begun the process of moving in and preparing for opening. Over September, you may see some smaller crowds coming and going as we get settled into our new home, working out the kinks and running a few services before opening to the broader community in October.

We are here to address any questions or concerns.
We are soon transitioning out of the construction phase into a new chapter of onsite spiritual teaching, serving people in need and community building. This also means that onsite maintenance will be managed by our operations team and that will enable us to more efficiently schedule and directly manage regular maintenance (such as weed control and other functions). 

Our heart is to be a church in the community for the community – a place for you to explore the big questions in life without judgement, and to find meaning, belonging and friendships. Whether we are in a season of gathering online or in-person, we are here to journey through life with you.

Landscaping and Weed Management
We expect the landscaping to be completed in the next several weeks. You will see trees, grass and other landscaping elements. Outside work is weather dependent so it’s difficult to establish a specific date, but we expect to be complete by the end of September or perhaps mid October. 

During that same timeframe the following will be completed:

• The regional pathway down the west slope from Damkar Court.
• The final landscaping wall on the west slope followed by additional grass and trees.
• Grass planting at the bottom of the west slope, next to the concrete swale.

Other Construction
The balance of the roofing on the entrance canopy is complete. Final rough grading of the site is progressing, including placing additional concrete bumpers in the parking lot. Installation of furnishings and other interior amenities is also progressing. 

August 2021 Construction Update

Occupancy

We expect to have our occupancy permit very soon, after which we will begin the process of moving in and preparing for opening in September. We look forward to welcoming you and will provide firmer dates as soon as they are available. 

Landscaping and Water Management

Landscaping is progressing and we expect to complete it by the end of the summer. On the slope, additional landscaping walls, trees, and grass are being installed. The grass is or will be seeded with a mixture of grass types. In the early stages the fast-growing grass will grow quite tall and will be cut to control its height and help it mature. As the grass matures over a year or two, the slower growing grass will take over and mature at 6 or 8 inches in height at which time it will lay down and not need to be cut. In all its growth stages, the grass will help to capture/absorb rainfall that lands on the slope. All the landscaping elements (walls, trees, and grass) will work together for water management; there should be very little rainfall flowing down the slope onto the concrete swale. Rainfall which lands on the parking lot and the roof of the building will flow directly into the underground storm water system. 

Other Construction

We are completing the entrance canopy, finalizing shingling and other aspects of the building. Some work will be completed after we have occupancy of the building. 

The regional pathway from Damkar Court down the slope will be installed this summer, in partnership with the owner of the property to the north of our facility. 

July 2021 Construction Update

We are looking forward to completing and opening our new Bearspaw Campus this summer (exact dates TBD). Yes, it will be known as our Bearspaw Campus in keeping with our desire to name our new permanent facilities after the communities in which we worship, gather, and serve. 

Occupancy

Landscaping and Water Management

Landscaping is progressing and we expect to complete it by the end of the summer. On the slope, additional landscaping walls, trees, and grass are being installed. The grass is designed to grow to about 6 or 8 inches in height and not be cut; as it matures it will lay down which will help to capture / absorb rainfall that lands on the slope. All the landscaping elements (walls, trees and grass) will work together for water management; there should be very little rainfall flowing down the slope onto the concrete swale. Rainfall which lands on the parking lot and the roof of the building will flow directly into the underground storm water system.

June 2021 Construction Update

We are looking forward to completing and opening our new Bearspaw Campus (Northwest Campus). When it opens in the summer of 2021, it will be for limited occupancy in accordance with government health & safety guidelines. Due to factors attributed to the COVID-19 pandemic, we have experienced some delays but we are excited that we are near the end of that journey and we’ll soon be able to move in! 

Warm weather is here and outside work has resumed. The parking lot was recently paved and landscaping is progressing. We expect landscaping to be complete by the end of the summer. 

We have been doing some further analysis regarding the parking lot lighting. As previously communicated, the lights were adjusted to point downward. Later, a timer system will be installed so some of the lights can be turned off when they are not needed. We have been in communication with the Rocky View Development Permit and Bylaw Officers who have confirmed the lights are in compliance with Rocky View’s requirements; they also advised that the Dark Sky policy does not apply to interior lighting. We are investigating whether additional adjustments can be done to further reduce the impact of lighting without compromising security. 

Interior work is progressing well. Floor tile has been installed. We are waiting for some doors to be delivered and installed. An occupancy inspection will be scheduled for an appropriate time after the doors are installed. Outside work is also progressing well. We are excited that people – including you, our neighbours, will soon be able to safely connect, find community and worship in this space, in compliance with local and provincial health and safety guidelines.

May 2021 Construction Update

Interior work (painting, carpet, doors, cabinetry, plumbing etc.) is progressing well. After a significant delay, floor tile has arrived and is being installed. We are waiting for some doors to be delivered and installed. An occupancy inspection will be scheduled for an appropriate time after the tiles and doors are installed. Outside work (some shingling, stonework, soffits, facia etc.) is also progressing well. We are excited that people – including you, our neighbours, will soon be able to safely connect, find community and worship in this space, in compliance with health and safety guidelines.

March 2021 Construction Update

We are grateful that the recent cold spell has ended. Overall, winter weather has been relatively mild and dry, and this has allowed some outdoor work to continue. As we near the milder weather of spring, we expect that some of the remaining outdoor work can resume in the next couple months.

There are many details being worked both inside and outside. Recently the parking lot lights were installed; only one row of those lights is being left on (for security reasons) until the lights can be fully adjusted for long term use. Some materials (such as flooring) have been delayed as a result of COVID, and when received will be installed.

The team is hoping to schedule an occupancy inspection soon; timing will be based on the arrival and installation of materials needed for the inspection.

February 2021 Construction Update

We are thankful that winter weather has been relatively mild and dry. That has allowed some of the outdoor work to continue. Winter weather can be unpredictable and can unexpectedly affect the work schedule.

Exterior work including installation of a flat roof area, some shingling, stonework, fascia etc. is progressing along with interior work, including drywall, painting, HVAC, electrical and much more.

The team is hoping to schedule an occupancy inspection soon; timing will be based on the arrival and installation of materials needed for the inspection. Some of those materials have been delayed as a result of COVID.

January 2021 Construction Update

We are excited about the progress that has been made and we are looking forward to completing the building later this year and opening the facility in early to mid 2021. Due to factors attributed to the COVID-19 pandemic, we have experienced some delays. We are working to mitigate the effect of this on the overall construction schedule.

There have been some significant snowfalls, AND there have also been some extended periods of relatively mild dry weather. That has allowed some of the outdoor work to continue even as we enter the winter season. Winter weather can be unpredictable and can unexpectedly affect the work schedule.

The team is progressing stonework on the exterior wall, facia, entrance canopy shingles, flat roof work, and some exterior concrete work. Interior work is progressing well including drywall boarding and taping, making HVAC electrical and other mechanical connections, millwork (woodwork) installation, painting of ceilings and walls, installation of the elevator, and construction of the steel frame for the platform. Soon there will be a concrete pour of the platform. There are many details that need to come together as the building nears completion. Some exterior work such as paving and landscaping is deferred to spring. The project team is preparing for an occupancy permit inspection in the coming weeks.

December 2020 Construction Update

We are excited about the progress that has been made and we are looking forward to completing the building later this year and opening the facility in early to mid 2021.

There have been some extended periods of relatively warm and dry weather. That has allowed some of the outdoor work to continue well into the fall. As time progresses and the weather gets colder, it becomes necessary to postpone some work (such as landscaping and paving) to next spring. Other work can continue in the colder winter weather but the team needs to schedule it to take advantage of warmer winter days.

Sub-grade work for the third landscaping wall is complete; construction of that third wall is now scheduled for next spring. The rough grading for the portion of the parking lot that will be paved is complete; paving is now scheduled to next spring. The sub grade for the portion of the parking that will not be paved has been installed and compacted. A number of wheel stops have been installed in the parking lot, with more to come in the next few weeks. The concrete foundation for the sign at the front of the property has been poured and a steel cross has been installed. Concrete curbs and sidewalks are complete. Installation of facia, stonework and some shingling on the exterior is ongoing. Interior work including drywall, taping, priming, painting, electrical, millwork (woodwork), HVAC and more is ongoing. Installation of the elevator is expected to start in December.

November 2020 Construction Update

We are excited about the progress that has been made and we are looking forward to completing the building later this year and opening the facility in early to mid 2021.

Recent snow and cold weather reminds us that we are soon moving into the winter season when outdoor work is subject to weather delays. We are so grateful that a lot of the snow has melted and we’ve been able to resume some of the outdoor work including the parking lot. Remaining landscaping work is postponed to next spring.

Additional roof structures (such as the entrance canopy) have been built and shingling of those structures is underway. The gravel sub-base in the parking lot has been installed and compacted and work is now moving forward on to the concrete curbs and sidewalks, then paving which (subject to weather) could be completed late-October to mid-November. Stonework is continuing on the exterior of the building, and the garbage and recycling units have been installed. The elevator package has been
delivered and will be installed in the next month or two. Steel stud framing, drywall and taping is ongoing. HVAC connections to duct work, electrical rough-ins, and other mechanical connections are ongoing.

October 2020 Construction Update

Dry weather has helped us make good progress on the landscaping with the second landscaping wall and related grass and trees now installed. Work has begun on the third landscaping wall. Grading of the parking lot is complete and paving should be done during October (delayed slightly from September). Roof insulation and shingles are complete. The concrete pad for the large HVAC unit was poured and the unit has arrived. Work is progressing on the interior including steel stud framing, drywall, plumbing and electrical rough-ins. Exterior windows are complete, and exterior wall finishing’s are progressing. The landscaping will enhance the aesthetics, and over time as it takes root, will help control silt runoff.

August 2020 Construction Update

We are excited about the progress that has been made and we are looking forward to completing the building later this year and opening the facility in early 2021. 

Currently we are working on the roof insulation system, steel stud framing on the main and second levels, installation of exterior windows, grading for the parking lot, installation of landscaping (walls, trees, grass) and many other related activities. We will soon be working on the exterior walls. We are hoping the building will be fully enclosed soon.  

Some of our neighbours have been inquiring about silt. There has been some silt run off due to rain events. Below is what we have been doing to manage the situation: 

• The concrete swale is cleaned of silt after heavy rainfall. 
• Fabric donuts help prevent any silt from getting into the catch basins. 
• Silt fencing on the slope helps to prevent silt from moving down the slope. We are checking the fencing on a regular basis to ensure it remains properly installed. 
• We recently installed fabric socks all along the south property line (that borders the Villas) to redirect silty water towards the concrete swale. We have also installed additional silt fencing at or near the south property line. 
• We have checked the catch basins along the concrete swale. They are clear of silt with the exception of the catch basin several feet from the south property line. We bought in a Hydrovac Truck to clean it out. 
• We are in the progress of installing the landscaping (walls, trees, grass) which will control the flow of silty water down the slope on a permanent basis, becoming more effective over time as the landscaping takes root. The Landscaping will be a significant enhancement to the aesthetics. If weather conditions are favourable, we anticipate completing this in the summer or fall, later than originally planned as there have been several delays related to wet weather.

July 2020 Construction Update

Roof deck installation is complete; now work is progressing on the roof insulation system. Steel Stud Framing is underway on the main level. Concrete has been poured on the second level and the retaining wall on the south of the building. Foundation piles are being installed at the main entrance and loading dock. Grading for the parking lot is underway. Landscaping wall installation is underway.

Construction continues to progress well. The site is very busy with many trades working at the site. The roof decking is being installed. Plumbing, Electrical, Air Duct, Walls & Drywall installation etc. is ongoing. Outside work including site grading, underground utilities and landscaping is also ongoing.

May 2020 Construction Update

The Steel structure is up and installation of steel decking is underway. Soon there will be a concrete pour of the second level floor. Plumbing, Electrical, Air Duct, Walls & Drywall installation etc. is ongoing. Now that the weather has warmed up, outside work including site grading, underground utilities and landscaping has resumed.

The tender process for the balance of Northwest and a large portion of Central Campus is well underway. The bulk of Northwest contracts have been awarded. The Tenders for the Central Campus will soon be reviewed and several will be awarded.

April 2020 Construction Update

Installation of the steel structure is well underway and will continue for several weeks.

The basement concrete floor was completed in late February and early March. Installation of the air ducts & plumbing rough-ins are underway. Drywall work which includes steel studs, vapour barrier, insulation, etc. will be starting soon.

We are expecting the frost to come out of the ground soon, at which time outside work will resume including site grading, underground utilities and the landscaping wall.

The tender process for the balance of Northwest Campus and a large portion of Central Campus is well underway. The NW Drywall contract was recently awarded.

March 2020 Construction Update

During January we were able to pour the concrete for the second ½ of the main floor. We poured approximately 400 cubic meters of concrete that day! The main floor concrete is now complete.

In February we were able to construct the elevator shaft and welded the “sleeves” onto the main floor which will be used to install the steel frame / structure. We are expecting the steel to be delivered to site soon after which the structure will be installed, which could take approximately two months.

In late February and early March we will be pouring the concrete for the basement floor. There will be two separate pours about one or two weeks apart. Rebar will be installed prior to those pours.

The weather has been relatively mild considering it is still winter. We are hoping the mild weather continues so that frost comes out of the ground soon (perhaps end of March) so that outside work can resume including site grading, underground utilities and the landscaping wall.

We have begun the tender process for the balance of Northwest Campus and a large portion of Central Campus.

January 2020 Construction Update

Construction has been progressing well even though there were some delays due to wet weather in the spring and summer of 2019. Work on underground utilities is complete except for electrical and gas.

Site grading requires further work in the spring. At this point we aren’t sure whether there will be any further free fill available. In the spring we’ll be able to assess what needs to be retained or exported from the site.

Our trade was unable to complete the retaining walls last fall for a variety of reasons. In the meantime, mitigations were put in place to reduce the risk of water flowing down the hill. We will fully evaluate and review water control measures prior to the spring and plan to have the retaining walls to be installed in the spring.

In late December we were able to pour the concrete for approximately ½ of the main floor. You may be interested to note that approximately 417 cubic meters of concrete were poured that day!! During January we will be putting up the forms to pour concrete for the other half of the main floor. Weather permitting, we hope to pour before the end of January. In February we hope to begin putting up the steel and installing the concrete blocks for the elevator shaft.

We expect to be tendering most of the rest of the NW construction, and a large portion of the Central Campus construction in February / March.

As any property owner, we have insurance to protect us in the event of unfortunate events. We have referred the rain / flood events of June 2019 to our insurance provider. Any of our neighbours who were also affected by those unfortunate events should work through their own insurance providers.

October 2019 Construction Update

Construction is well underway! If you’ve been driving by the construction site, you can see that concrete work is proceeding in the foundation and the walls. We hope that we will complete concrete work by middle to the
end of November.

Despite delays due to weather, site grading work is also advancing along with deep services work.

You can expect to see steel work advancing in the early new year. We are currently planning for a large tender process for both our Northwest Campus and Central Campus construction projects in February.

Additionally, because of the rain events, our service provider was unable to complete development of the retaining walls. The development of retaining walls has been scheduled into 2020. The grading has started to advance down the slope, and we will fully evaluate and review water control measures prior to the spring.

Finally, we’re pleased to notify you that the construction trailer that was onsite immediately north of the villas, has been moved further into the site.

Do you know anyone who needs clean fill?
We will be removing a large amount of clean fill from the site. This fill is available to anyone who may need fill for their own property and/or project! IF you or anyone you know would like free fill they are welcome to take it, and would only need to arrange and pay for the cost of trucking the fill.

August 2019 Construction Update

Despite some delays due to major rain in late June and early July, we are now advancing key stages of our construction. Most of the groundwork and rough site grading has been completed and the trailer will be moved when all grading has been finalized early September. Completion of our retaining wall was delayed by our contractor and we are working through those challenges to expedite the process.

Concrete footings and foundational walls are being poured and should be completed by mid-September. Coming up in September we will be advancing rebar work and the concrete pouring will progress in stages over the course of mid-September to mid-October.

Construction progress is depended on weather, materials deliveries, trades and consultant inspections/approvals.

July 4^th Water Mitigation Update

Dear Watermark Neighbors,

Our project manager met with IBI Group July 3^rd to review current and additional measures to mitigate water flowing down the hill during rain events. IBI Group is our civil engineers with whom we are responsible to engage and inspect our Sediment/Erosion Control Plan.

IBI has been reviewing the site on a weekly basis. According to our Civil Engineer at IBI, Centre Street Church has been doing everything possible to prevent water/ sediment from running off site. Our Civil Engineer could not identify anything more that could be done to prevent flooding from major rain events, than what we have already been doing.

The steps that were taken on the church’s property since the storm event on June 27^th include:

1. We have repaired and re-establish the sediment control fencing previous installed.
2. We have installed additional sediment control fencing.
3. We have dug trenches within the slope from south to north to direct any rain water to the catch basin to the north.
4. We have started to cut a flat section within the slope to allow for the construction of the first stone retaining wall. As the week progresses we shall be cutting the slope of the other retaining walls (weather permitting).
5. We have dug a sediment control pond next to the catch basin at the north.
6. We have installed sand bags along the property line from north to south.
7. We have dug a trench within the regional pathway to direct water to the street, should our other measure fail.
8. We contacted our civil engineer for our grading plans and we contacted the civil engineer responsible for the grading plans of properties below us. We had some discussions with neighbours as requested and recommend all residents contact their builders to discuss their rough grading to ensure it follows the final grading planissued by the Civil Engineer

Additionally, our insurance company has been investigating the full situation since rain events began on June 27^th. This investigation is still in process.

Steps taken by the developer of the north property (not owned by the church) since the storm event on June 27^th:

1. We have dug a series of trenches running south to north to direct water to the north of their property.
2. We installed sediment control fencing all along the trenches that were installed.
3. We reshaped the ground at the top of roadway to direct any water to the north of their property and not down the hill, should the existing catch basin become overwhelmed.
4. We dug a couple of retention ponds within the property to hold water.

Northwest Campus Landscaping Update – December 7, 2018

Thank you for everyone’s feedback regarding our landscape plans. They have now been submitted to the county.

Below you will find two images. The first is the original landscaping plan we submitted to the county this summer.

The second is the updated plan, based on a mix of different community feedback, that we have submited to the county November 2018,

Neighbors, we are commited to maintaining ongoing communication with the community as we embark on the next steps to construction and beyond. We will be in touch next spring as we finalize a construction start date.

Northwest Developmental Permit Update – September 15, 2018

We are pleased to announce we have received approval for the development of the Northwest Campus.

Thank you to everyone who came out to our engagement meetings and provided the valuable feedback we needed to make this project a good fit for the surrounding Northwest communities. We are committed to maintaining ongoing communication with the community as we embark on the next steps to construction and beyond.

We now plan to proceed with the completion of the construction documents, incorporating the conditions of the DP approval put forward by Rockyview County. Our next step is to apply for our Building Permit and then advance the project tender process early next year. Our timelines have been updated accordingly (scroll further down).

Open House Updates and Feedback – August 9, 2018  

Thank you to all Watermark and Bearspaw residents who attended our recent public information meetings on July 21 (Villa residents), July 23 (Watermark Advisory Committee), July 25 and August 8 (Watermark & Bearspaw residents).

These meetings were a big success as they served to inform the community about our building plans, answer questions, address concerns and receive feedback. This feedback is being used to revise and update the design plans of our Northwest Campus as we prepare to meet with the Rocky View Subdivision & Development Appeal Board on August 29.

Visual Perspectives

During these meetings, we presented visual perspectives from various vantage points in the surrounding community. If you did not get a chance to attend, you can view those slides here. You will notice two slides for every perspective – the first is what was presented to the community. The second is a new perspective with changes that have been made based on community feedback.

More specifically you will notice the following summarized changes to building height and location:

• We dropped the foundation by 32 inches (as of June 2018);
• We have removed 22’-10” off the top of the roof by removing the cupola (as of August 2018);
• We have reduced 8 feet off the highest portion of the building by reducing the pitch on the majority of the roof structure; and,
• Finally, we have moved the entire building north, further away from the Watermark Villas by 5 meters (16’-5”) (as of August 2018).

Please note we are continuing community consultations with specifically impacted groups as we work on a draft landscape plan.
